Property Overview & Renovation Scope

This project involves a full deep retrofit of an existing 3-bedroom bungalow with a current floor area of approximately 88 sqm. The aim is to retain the existing footprint while upgrading the property to modern standards of comfort, energy efficiency, and building performance.

The scope includes comprehensive works such as structural upgrades, insulation and airtightness improvements, modern electrical and plumbing systems, full interior refurbishment, and enhancements to heating, ventilation, and finishes. Contractors are expected to assess the current condition and plan works in line with current building regulations and best practice.

The property is situated on an elevated site with panoramic views of the Killarney Mountains and is easily accessible from Castleisland, Tralee, and Kerry Airport, facilitating delivery of materials and access for trades.

Detailed drawings, technical specifications, and site reports will be provided to support accurate quotations and construction planning.

Contractor Responsibilities

  • Oversee all structural, mechanical, electrical, and energy works.
  • Ensure grant compliance with invoices itemised per funding source.
  • Engage SEAI-registered sub-contractors for energy works.
  • Manage site safety and comply with all building regulations and safety legislation.
  • Coordinate pre- and post-BER assessments for SEAI grants.

Work Package A — Vacant / Derelict Property Grant

Purpose: Structural, refurbishment, and internal works not covered by SEAI energy grants.

Item Description
Roof Inspect, repair or fully replace roof structure and covering; roof insulation not included (SEAI covers attic insulation).
Electrics Currently upgraded to comply with current I.S. 10101 standard but some rework needed. Electric Shower, additional sockets, replacement of old sockets etc.
Plumbing Some plumbing work needed for bathroom upgrade and kitchen. No heating system work (SEAI covers heat pump).
Bathrooms & Kitchen Install new bathroom suite and kitchen fittings.
Internal finishes New internal doors throughout. Repair/replace plaster, skirtings, ceilings, flooring.
Hallways, Bedrooms, Living Areas Painting, floor finishes, plaster repairs.

Work Package B — SEAI Energy Grants

Purpose: Energy efficiency upgrades to achieve B2 BER.

  4. Energy Upgrades (SEAI)
  5. Internal Finishes & Refurbishment (Vacant Grant)
  6. Final BER Assessment & Handover

Tender Requirements & Contractor Deliverables

  • Detailed project schedule
  • Itemised invoices separating Vacant Grant vs SEAI works
  • Pre- and post-BER reports
  • Compliance certificates for all structural, electrical, plumbing, and energy works
  • Warranty documentation for materials and systems
  • Quotation must split costs clearly between Vacant Grant and SEAI
  • Provide evidence of previous grant-compliant renovations
  • Include projected timelines for each phase
  • Energy upgrades must meet SEAI standards; BER B2 is target
  • All works must comply with current Irish building regulations and rental energy standards
